A Beginner's Guide to Flipping Houses

If you're dreaming of making money in real estate, it's time to stop dreaming and get to work, because making money in real estate isn't just a vague pipedream. It can be done, even by a young and inexperienced person, when you learn how to "flip" houses.

A friend of mine, we'll call her Tai, made a fortune in real estate, beginning at the age of twenty, with no help from anyone else. Here's how she did it:

Tai began by buying a HUD repo, which allowed her to get into the house for no money down. Then she fixed it up and sold it herself. At closing, she had made enough profit to by a second fixer-upper, but this time, she paid all cash. Tai went right to work fixing her second house, and when she sold that one, she collected profit of $44,000, which allowed her to pay cash for her third house!
By now, Tai was comfortable with her formula, and within a short time, she had flipped her third house, realizing enough profit to pay cash for yet another house, as well as being able to buy the custom pickup of her dreams. And all of this had happened in the span of just nine months!
Tai's formula was simple. She located houses that needed only cosmetic work, avoiding those that required structural repairs. She did all the painting herself, inside and out, and updated the home's lighting, plumbing fixtures, and carpeting. Once renovations had been completed, all three houses sold quickly, and at a significant profit.

Flipping houses is the most tried-and-true way to make a fortune in real estate, so don't listen to anyone who tries to tell you that it can't be done or that you need to have a great deal of start-up money. That's not true. You can buy houses with no money down through various loan programs, and sellers will often help you with the closing costs.

I know what I'm talking about. My husband and I bought our 27th house earlier this year, for no money down, and we expect to make a profit of at least $100,000 for just one month of hard work!

But we take the process a step further, making our houses outshine the competition by also using Design Psychology, although our buyers never know that. All they know is that they feel good when they're in our homes, which makes them want to buy them, even if they're more expensive than the house next door.

There's no other business that can make you as much money, with as little start-up cost, in as short a time, as investing in real estate. In fact, more millionaires made their fortunes in real estate than in any other business. And you can do it, too. You just have to stop dreaming and get started.

My name is Patti Page, owner of Page's Personal Cleaning. I started a successful house cleaning business in 1998. I would like to share what I have learned through the years in hopes of helping others who are thinking about starting their own cleaning service.

First of all, before you decide to start your cleaning business, make sure this kind of work is right for you. You will need to be in good physical condition. Cleaning is very hard strenuous work. You will need to have good customer relation skills. You will need to have basic office skills and some accounting skills.

If you are planning on leaving your full time position to start a cleaning business, make sure you have at least six months of savings. Or keep your full time job and start out part time.

Research all the aspects of the cleaning service business. From customer service to advertising, taxes, employees, insurance and bonding, what to charge and how to clean a home professionally. Cleaning your own home and cleaning professionally is totally different. Learning how to clean professionally takes a lot of time. When a client pays for your services they expect to come home and find their home spotless.

Getting those first clients takes time, persistence and patience. You will not get a hundred clients overnight.

Obtaining Those First Clients The hardest part of starting your own cleaning service is obtaining those first clients. Most clients want to know how long you have been in business and want references. The best thing to do is let clients know that, yes, you are new to the business but that you have thoroughly researched all aspects of the cleaning business and assure them that you know what you are doing and that you are quit capable of cleaning their home to their specifications. Be confident. I can't stress this enough. Clients love to see confidence. It relieves their worries and lets them know that their home is in good hands.

References: To get a few good references when starting out, ask some friends or family members if you can clean their home for free or at a discounted rate. The sound of working for free may not be appealing but it will be worth it to get some good testimonials.

When cleaning those first homes, go for quality, not how fast you can clean the home. Cleaning efficiently takes a long time, but you will get to the point where you can do a thorough cleaning in a short time. After cleaning make sure you go back and double check all rooms to make sure you didn't miss anything. Impress those first clients and word of mouth will spread soon.

Advertising Your company image is everything. Before you start advertising, decide what image you want to portray on your advertising material. Your image is very important. Be consistent with all your advertising. If you have a logo be sure to use it on all your advertising materials. I think it is best to have a website developed before you start advertising. When advertising, stick with the same logo and colors.

Advertise in Local Paper: Start by running a text ad in your local newspaper. Try to come up with an eye catching ad. Do not sell your services on low rates, sell your services on your quality of work and what you can do for the client that other companies don't. There is a lot of competition in the cleaning service. You have to stand out from the rest.

Magnetic Signs or Lettering for your Vehicle: Having your business name and contact information on your vehicle is a great way to advertise. We use the vinyl lettering. The lettering looks much more professional than the magnetic signs. You can purchase whole vehicle lettering (both doors and back window) for $120.00. Or you can letter the back window only at a very affordable rate.

Flyers: You can print nice flyers on your home computer, but I would suggest investing in some professional flyers. Hang flyers at Hair Dressers, Laundromats, Restaurants, Bakeries, Grocery Stores, etc. Put flyers on car windows at local groceries stores and businesses. You can even go door to door in neighborhoods you would like to work in. You cannot put them in mailboxes. but you can put them in the front door.

Door Hangers: Door hangers are a great way to get new clients. Pick the neighborhood you would like to work in and hang the door hangers on the doors. When people get flyers or ads in their mailbox they usually throw them away with the junk mail. But if there is a door hanger on the door they will take the time to look at it.

Business Cards: Start passing out your business cards to friends and family members. You can also ask your local businesses if you can leave some cards on their counters.

Referral Program: A great way to obtain new clients is through a referral program. Offer existing clients a discount when they refer a friend. You can give your existing clients a discount when the friend uses your services three times.

Website: These days people live very busy lives so they use the convenience of the internet to shop for the services they need. A lot of working women will shop for services while at work. We obtain 90% of our new clients from our website. Everyone that has a business should have a website. It shows clients that you are serious about your business and allows them research your business in their own time.

Supplies You can purchase all the cleaning supplies you need to start your cleaning business for about $100.00. Home Depot and Sam's Club are great places to buy cleaning supplies.

Page's Personal Cleaning made the decision in 2006 to start using all natural cleaning products with the added benefit of aromatherapy to clean our clients homes. By using all natrual products, we can offer our clients a healthy cleaning experience and protect ourselves against harsh chemicals

Tip: Always carry hand sanitizer and wash your hands often while cleaning homes. Wear gloves when cleaning bathrooms. You will be exposed to a lot of different germs in clients homes.

Remember most customers prefer that you bring your own cleaning supplies. That way they do not have to worry about going to the store for cleaning supplies before you clean. Some customers have special cleaners for certain appliances or floors in their houses. These customers usually will have these cleaners on hand for you to use. We almost always use the customers vacuum cleaner. That way you do not have to carry a heavy vacuum from house to house.

What to Charge I mentioned earlier that you should sell your services on your quality of work and not your low rates. If your rates are too low, clients will think that your work is sub-standard and that you are not experienced. Also you want to attract the clients that can afford your services. I made the mistake of pricing my work too low when I first started out. Cleaning is hard work, charge what you are worth. As the old saying goes "You get what you pay for."

Some companies charge by the hour, some charge by the room, some charge a flat rate per home and some charge by the square foot. I always give a flat rate charge per home. I think it is better to charge by the home, not by the hour. If a client knows they have to pay one set fee, they don’t care if you take 2 hours or 5 hours. Also your clients will know what they are paying up front and won’t have to worry about added expenses.

No two houses are the same. And there is no set charge for all homes. You have to clean for awhile yourself to get some experience and to work out a system to clean efficiently. Only you know what you want and need to make. Decide what you need to make hourly to cover all expenses and still make a good profit.

A Basic Price Guideline: 2 bedroom, 2 bath home, bi-weekly: starting at $90.00.

3 bedroom, 3 bath home, bi-weekly: starting at $100.00.

4 bedroom, 4 bath home, bi-weekly: starting at $ 125.00

These are just example rates. Rates will vary by State.

A word of advise: Make sure when you start your company that you charge what you would charge if you had employees. Some people make the mistake of under charging when they start out just to get customers and then later on when they grow and need to hire help they aren't making enough money on their houses to pay help. Don’t under price your work. Cleaning homes is very hard physical work and you didn't get into this business to work for nothing.

New Construction Cleaning If you decide to do this type of work you will need more equipment. You will need ladders, window cleaning kits with long extensions, a shop vac, etc. These types of jobs are usually 2 to 3 person jobs. New construction cleaning requires a lot more cleaning. You may have to remove stickers and labels from windows and bathroom showers, sinks and toilets. Some require that you clean the vents to remove dust from construction work. There will be ceiling fans to clean, scrubbing floors, and cleaning woodwork to remove dust. New construction cleaning rates depend on the area you live in. Normally they run from .12 cents per sq .ft. to .25 cents per sq .ft. depending on where you are located. Insurance and Bonding

Insurance and Bonding. You need to be an honest person and somewhat personable. People will need to trust you to be in their homes. Most clients are concerned about having someone new in their house, with good reason. You should be bonded and fully insured. Liability insurance rates depend on your insurance carrier and where you are located. Each person you hire will increase your liability insurance. It’s well worth the cost. You can pay quarterly or yearly. You can purchase your bond through your local insurance company. You will need to renew the bond every year. *Note: if you hire employees and cover them under your insurance, they must be an employee on payroll and not a sub-contractor. If you employ them as a sub-contractor your insurance will not cover them. If they are a sub-contractor they are required to carry their own insurance. You need to carry at least 1,000,000 in general liability insurance.

Start out with one part time employee. Train her and let her take your place one day a week. Then have her take your place 2 days a week and so on. This will give you the free time that you need to market your business and obtain more clients. After you get more clients you will be able to hire more part time help. Eventually you will be able to stop doing the cleaning yourself and just run the business end, which is the only way you will be able to grow your business. When training new employees, always, either train them yourself or have a lead person train them. Make sure there is a lead person on each and every cleaning job. Employees have a tendency to slack off when they are on their own.

Growing Your Business You will eventually get to the point where you have enough employees and lead people and you will be able to stop working in your business and start running your business. You will find that after awhile it will get to be too much trying to clean everyday and at the same time giving estimates, answering calls, scheduling, doing book work, obtaining new clients, etc.

Remember one of the most important qualifications for a cleaning service is TRUST. A client has to know they can trust you alone in their home. After you acquire a few cleaning positions ask the clients if you can use them for a reference. Most of the time they are more than willing to let you use them for a reference. This is how you build your business and acquire new clients is through referrals. Be dependable. Most clients will want to be set up on an every week or every other week schedule on the same day of the week. Try to always keep this same schedule unless the client asks you to switch to another day. If you have to cancel a cleaning date, make sure you try to reschedule at the earliest possible date to make up the cleaning.

It has been said many times that the fastest way to make money and become wealthy is to own a business. It is one of the sure ways to financial freedom. However, setting up and running a successful business is not quite as easy as it sounds. Most of the times, the intending entrepreneur is the one standing in the way of his own money making business.

Are you wondering how this could be true, that someone who desires to own a business and become a successful entrepreneur could be standing in the way of his own wealth? It is simply because they procrastinate about all the wrong things.

Most would be entrepreneurs are looking for the perfect product. If you are really serious about being successful, you need to adopt the aim, fire approach. I am simply saying that your product does not need to be perfect before you hit the market with it. Agreed, it is essential that you offer quality product. But then the product does not have to be perfect to start with, good is enough.

A lot of people who would have been millionaires many times over, and thus attained their financial freedom, are still languishing in poverty. Why? They are still waiting for their products to be 'perfect' before they start making money with them! The pity is, a lot of them die without ever getting the product perfect.

I believe you should take Mark Victor Hansen's statement as your watch word: "Babies do not walk the first time they try, but eventually they do!" Remember this and you will hit the market with your good enough product.

I know that quality products will bring you success much quicker than a bad one, but you do not have to be so obsessed about the product being perfect before getting it out there. Remember you still need to test it in order to ascertain that there is a market for the product. Why then do you want to spend a whole life time perfecting a product that might not have a ready market?

Your time will be better spent marketing and possibly selling the product. In actual fact, you need to spend a higher percentage of your time marketing and selling your product than you spend fine-tuning it. I am talking about spending 75% to 80% of your time on marketing and selling your product.

As you make money, you can now spend part of the money and a little bit more time on your product in order to improve it. At least, you now have the money and can thus afford to more time. See how easy it gets? I personally believe that product improvement is an on-going process.

Another mistake people make is to spend the little capital they have on things that are not of primary importance. Many people waste that very important initial capital on office accommodation, expensive furniture, office equipment, stationery - business cards etc. They employ staff when the work load should still be handled by the owner alone.

For example, I know people who have refused to start their internet business until they can afford a top-of-the-range laptop complete with all extra gadgets like portable printer and scanner. You can actually start your business with that personal computer sitting idle on your reading table!

The primary assignment of a new business should be to sell, sell and sell again. All you should be thinking of at the beginning is how your business will make money and the best way, if not the only way, to achieve this is to keep selling your product.

More importantly, you need to sell at a comfortable profit. The worst scenario for a new business should be to break even at the beginning; and you should aim to start making profit as soon as possible - probably within three months. For digital products, profit usually comes earlier except there is no market for the particular product.

*The Service Outlined*They provide a web hosting service. It is true you can get free website hosting on the net, in fact this very article is an example of a free web host and you can get good results from them, but there are a number of things you sacrifice.
Firstly if you are using a free web host provider there is always some form of cost, normally they require you to carry free ads on your site. (web1000 is an exception but you can't even put banners on it and its editor is painful to use).

While having ads on your website at first this may not seem to be a problem, consider this, if you want this site to be your main business portal and hub, you may end up advertising your biggest competitor, not a smart move. You don't have ownership of your site. You may own the intellectual material but if the free web hoster changes their rules, goes out of business or just updates the way their system works there is not a thing you can do about it. Even with blogger you have to share your adsense revenue with them 50-50. That's why I recommend if you are serious about having an online business your main site be one that you own and that means paying for it.

In the case of GDI this means $10 a month. That's US Dollars, so if you are in Australia like me, thats not so good, if you operate in Euro's or pounds, thats great for you. For that you get a web site, 6 pages, 10 e-mail addresses and a domain name, its also includes a domain/site builder, domain and e-mail forwarding, use your own web builder, parking service. The only criticism I have is I would think 10 pages, rather than 6 would be better. However each page can have a huge amount of data. The 10 e-mail address means if you have 10 different businesses, affliliates programs or whatever you can devote an individual e-mail to each one and can with the forward even arrange to have them forwarded to a single box.

The other great advantage is the ability to choose a domain name. Most of the good .com names are long since gone. Further in the case of many of the other endings like .au, .us, .uk, etc many companies exist solely in buying up the best domain names to make a killing selling them to someone else at highly inflated prices. GDI with the .ws avoids this pitfall by ensuring the domain name is not sold as a separate entity, but only with the web hosting service. This stops domain name hording in its tracks. .ws is still new and now is the time to get the domain name you want. No additional $20 yearly fee for just the domain name registration.

*The Business Opportunity*
The fact is not everyone out there needs a web host. Let's examine why one has a website. Normally one either has a website for one of two reasons - BUSINESS or PERSONAL.
In the case of personal websites many people want their own personal e-mail addresses and have a website for a number of reasons, stay in touch with family with an open letter, express their beliefs or opinions on a world stage, to satisfied their own ego and sense of importance, create photo albums, join a community, etc. Some people will pay the $10 a month to have a website. As time progresses I think this will increase as more and more people become web aware and want to have their own address/ place on the web. With the highly transitive nature of the human population with greater movement than ever before in the history of the world one of the best ways people will be able to stay in contact with friends will be via the net. Consider how many people from school do you know twenty years later. Have you moved city, state, country, if you have you probably have lost contact with them. If you wanted to track them down how would you? I know I would do it via the web. This will be increasingly easy as people have personal web pages.

In the case of a website for Businesses most companies have a website for further advertising their company, some do have direct sales as well over the net, and some are nothing but internet based businesses, e.g. Ebay. In the case of a website for a business, I would think that what GDI offers is not big enough to meet their needs. Save for a landing page, redirect page or just the Domain name, GDI is aimed at the small internet business user. Thats not necessarily a bad thing but it is fact that has a bearing on the business opportunity. If GDI wants to grow further they will need to look at offering reasonable upgrade packages for the bigger players.
In the case of a small first time business wanting their own website with six pages GDI is not a bad option as it also gives them a source of secondary income.

It has the potential to be a good source of income as each person you bring in gets you $1 a month. Not a huge amount really, you would need 10 people just to pay for you hosting fee, but the winner here its that you get a $1 for each person they introduce down to five levels, the power to leverage the work of those below you is what appeals here. That can result in some good returns. You won't become a millionaire over night, but you can have a great income stream.

You might be thinking, I'm too late and missed the GDI wave. No I don't think so, not at this time this article is written. GDI members now are in the tens of thousands, not until its reaches 100's of millions will the wave subside. I don't think new customers will ever complete dry up either, because each year more and more tech. savey students finish school, and they brought up to believe they each need their own modern gadgets, including mobile phones, e-mailing, and even their own personal website. For kids who are spending $50 plus a month on mobile phones alone, $10 a month for their own website is nothing. I'm waiting for the day you no longer send in a resume into a prospective employer but just give them your web address and they can look up your life themselves. Thus I think the potential of GDI is long term, yes after the initial wave there will be an eventual slowing - there is no such thing as an infinite possiblity - there are 6 Billion people on the planet, once the majority of them is a customer you have reach the finite limit. Any company unless they have plans to further develop a service or introduce new products knows a market does reach a saturation point where growth slows. Not so good for an MLM company as their customers are also their business partners. Any MLM that wants to succeed must either sell a product the needs replacement over time - i.e. tupperware (where did I leave that lid, oh well time to another party and order another), or offer new services or products to the same downlines.

There are numerous ways to advertise GDI online. I myself am no great saleman. I hate cold calling, I hate door knocking, I hate feeling like I am invading someone personal space or coming across as pushy. That's why I love internet advertising. The buyer is in total control, no pushie saleman, don't like the sales pitch go to another site. There are several program set up to advertise GDI for you, programs like turbo GDI and Hits2U, both are cost effective.
In summary, if you need a web host, GDI is a option, particularly in relation to Domain names, if you don't need a web host and don't know someone else who does then its probably not for you.

This growing domain registrar is running out of .ws upper level domains. After researching domain names for a few years the most basic of what I have learned is that domain names will reach higher more frequently when the domain names are short in characters and in word count. If you look at domains as a pyramid then we can see that domain names at the peak of the pyramid will be one word domains which are typically .com's and sometimes .net's.As you move your way down you will find that as you work your way down the pyramid it goes to two word and so on.

It is said that the enitre english dictionary has been taken up for all dot com names (don't believe me go give it a try with some of the most random words you can find out of the dictionary). If you are reading this I want you to think about real-estate and Also think about the prevalance of the internet. You know that if you found a million dollar house you would buy it if it were to be listed for 80,000. Domain names today work the same way but with less money to innitially purchase, and I mean a lot less.

This new domain registrar of .ws domains is a great investment opportunity because it opens up a new pyramid which in a few years will be taken up by domain investors just as the dot coms and dot nets have.You don't hear alot about domain names as being a legitimate income opportunity because investors are keeping there mouths shut to keep away cometition. I am hear to say that if you invest in any of this crap you see on the internet to make money, to take a time out and think about what you are doing and why people want you to buy into the things you are buying into.

First thing you should think about is the market. Is there lots of potential growth in the market and will I have a high roi(return on investment) as a result of the markets growth.
Second think about how much you are putting into your income opportunity. Is it worth it not to try or is it?
Third and last, is the money I am going to make allow me to grow my investments in an offline market place such as high rate savings accounts(earn a living off of your own interest), real-estate, etc.

Anyway My main point is that domain names provide a great investment opportunity and allways will as long as businesses and investors like working across the country or world with the ease that they are able to today. Anyway I am making a decent living off of this company and I while I grow these domain names and get them ready to sell I am earning a living off of their program for helping others like yourself get started the same way I did.
